Choose a real estate agent that is a right fit for you! Buying a home is a huge investment and buying your first home can be even more overwhelming. You're going to spend a lot of time with your agent, make sure it's someone that you connect with and that has your best interests in mind. 

 

2. Know Your Budget.

Buying a home is not cheap, there are many different costs associated with a purchase other than a downpayment.  Knowing how much you can afford each month is crucial when shopping for homes. Important factors to consider in your lifestyle, income and any current debts you may have. 

 

3. Get Pre-Approved 

A mortgage approval will inform you how much you can afford. It is based on your income, debt and credit rating. Lenders are able to lock in your rate for a period up to 120 days, this allows you flexibility to shop for homes at a locked in interest rate. Your rate will also drop if interest rates drop in that same period.

 

4. Make a List 

When shopping for a home it's important to make a wants and needs list. It's very rare that you're going to find everything you're looking for in a home. Create a list of your must haves, such as X amount of bedrooms, bathrooms, do you needa garage etc. Another helpful tip when looking for homes is to rate them from 1-10, and consider putting an offer on any home 8 and above. 

 

5. Make an Offer

Once you've found the home you want, it's time to make an offer! Discuss with your agent at what price they think the home will sell for, what dates for completion and terms for your contract. This is where working with an agent with a winning track record can assist you in getting the home you want without overpaying or losing out to other offers. Right now we are in a strong sellers market, therefore it's crucial to have a strategy in place when writing an offer.
